Delft's rental market in short

A small city with a big technical university, so student rooms are in high demand.

Delft · Market

Delft is a small city with a large student population. TU Delft had about 26,500 students in 2025, and Inholland Delft and IHE Delft add more.

The shortage is national. The 2026 Kences monitor counted more than 20,200 student rooms short across the Netherlands. Over eight years, the share of students living away from home fell from 50% to 43%.

A 2024 overview put the registration time for student housing in Delft at 5.2 years. That's how long people were registered before they got a room, not how long they searched actively. Register early, and search the private market at the same time.

How student housing works in Delft

DUWO is the main student landlord. TU Delft helps some new internationals for one or two years.

Delft · Students

DUWO is the main student landlord in Delft. You register through ROOM.nl, one account that also covers other student housing providers such as Idealis and SSH. Check room.nl for the current registration fee.

The TU Delft Housing Service is for first-year international BSc and MSc students and exchange students. It has rooms for roughly 40 to 45% of new international students, and requests are handled in order of payment, so act quickly once it opens. Contracts last one year for BSc students and two years for MSc students, and they can never be extended.

That last point matters. Even if you get a room through TU Delft, you'll need your own place afterwards. Register on ROOM.nl now so your registration time builds up.

Where free-sector listings appear

Rooms and studios show up on rental platforms and on makelaars' own websites.

Delft · Search

On the private market you rent from private landlords and makelaars (rental agencies). Listings are spread over several places:

  • Rental platforms such as Pararius, Kamernet, Direct Wonen and Kamer.nl. Set a saved search on each one you use.
  • Makelaars' own websites. Some agencies publish homes on their own site, and not every one of those reaches the big portals.
  • Nearby places such as Rijswijk, which widens the number of listings you can reply to.

Facebook and WhatsApp groups can have real rooms, but scammers use them too. Never pay anything before you've seen the room and checked who you're dealing with.

Areas renters often mention

Wippolder is full of student homes. Tanthof is quieter, and TU Delft also names Rijswijk.

Delft · Neighbourhoods

  • Wippolder, a student favourite. 47% of its homes are registered student units, against a city average of 19%.
  • Tanthof, a quieter neighbourhood with more families.
  • Rijswijk, named by TU Delft as a place to look for housing.

Rather than picking one street, decide how long you're willing to cycle or travel to your faculty, then search everything inside that range.

Your rights as a renter

Rent bands, permanent contracts, a deposit cap and the Huurcommissie protect you.

Delft · Rules

Since 1 July 2024 the Wet betaalbare huur uses the points system (WWS) to set rent bands. Up to 143 points is social rent, 144 to 186 points is mid-rent (middenhuur), and 187 points or more is free sector. In 2026 the maximum rent is €932.93 a month for social rent and €1,228.07 for a mid-rent home at 186 points. Since 1 January 2025 landlords must tell you the point score when your tenancy starts.

  • Permanent contracts are the norm since 1 July 2024. A temporary contract, up to two years, is only allowed in listed exceptions. One is a student renting for study in another municipality.
  • Deposit: at most two months' basic rent, since 1 July 2023.
  • Huurcommissie: its rulings are binding. In the free sector you can have your starting rent checked within the first six months. Its Huurprijscheck tool calculates a home's points.

Avoid scams and get your papers ready

Never pay before a viewing, and register at your address within five days.

Delft · Safety

The Fraudehelpdesk gives renters a few clear rules:

  • Don't pay a deposit or fees before you've checked the room and the landlord.
  • Look up the address on Street View and reverse-image-search the photos.
  • Red flags: rent well below the market, contact only online, a foreign bank account.
  • If you can't view the room before paying, assume it's fake. Erasmus University adds: never pay by MoneyGram or Western Union.

Registration: if you move to the Netherlands, you register with the municipality (BRP) within five days of arriving. Proof of address is usually your rental contract, or consent from the main occupant. For stays under four months you register as a non-resident and still get a BSN. Ask before you sign whether you can register at the address.

Income: proof of income is a market convention, not a law. Pararius says most landlords want a gross monthly income of at least three times the rent, and agents often ask three to four times. Keep your ID and income documents ready as PDFs.

Keep your platform alerts on and add Renthaven for the streets around campus.

Delft · Renthaven

Keep your saved searches on the platforms running, and add Renthaven to cover the rest. Renthaven watches rental sites, including Pararius, Kamernet, Direct Wonen and Kamer.nl, and makelaars' own websites. It matches new listings to your search profile and alerts you, so you can reply early. You always reply on the original listing, and Renthaven doesn't contact landlords for you. Coverage varies by city, so your other alerts stay useful.

  1. Register on ROOM.nl today, and with Woonnet Haaglanden if you want social rent later.
  2. New international student? Apply to the TU Delft Housing Service as soon as it opens.
  3. Write a short reply: who you are, what you study or do, your move-in date and how long you'll stay.
  4. In Renthaven, draw the streets around campus on the map, or set a cycling travel time, and set your maximum rent.
  5. Turn on push notifications and reply as soon as a match fits.

The free plan gives you one search profile with email alerts, delivered with a one-hour delay. Premium sends a push notification and an email the moment a match appears, and adds unlimited search profiles, reply templates that fill in the address, and a search buddy who shares your access. It starts from €15 a month, you can cancel anytime, and there's a 14-day money-back guarantee.

Questions renters ask

How long is the wait for student housing in Delft?

A 2024 overview put the registration time for student housing in Delft at 5.2 years. That's time registered, not time spent actively searching. Register on ROOM.nl early and look on the private market at the same time.

Can I extend my TU Delft Housing Service contract?

No. TU Delft says its contracts last one year for BSc students and two years for MSc students and can never be extended. Start looking for your next place well before your contract ends.

Does the TU Delft Housing Service guarantee a room?

No. It has rooms for roughly 40 to 45% of new international students, and requests are handled in order of payment. Apply early and search privately too.

Where else can I live if Delft is full?

TU Delft names Rijswijk as a housing location. Searching a wider area, based on how long you're willing to travel, gives you more listings to reply to.

Does Renthaven work for Delft?

Yes. You can draw the exact streets on a map, or use a radius or travel time, anywhere in the Netherlands. Renthaven alerts you to new matches from the sites it watches. Coverage varies by city, so keep your platform alerts on as well.
