The Rotterdam rental market in short

Most students and newcomers end up searching the private market.

Rotterdam · Market

Erasmus University had about 31,200 students in 2025, and Hogeschool Rotterdam and Codarts add many more. Erasmus owns no housing itself and says 75% of its students must find a place on the private market. Expats and young professionals search the same listings, so you're rarely the only one replying.

Since July 2024, the Wet betaalbare huur sorts homes into bands using a points system (WWS):

  • Social rent: up to 143 points, with a maximum of €932.93 a month in 2026.
  • Mid-rent: 144 to 186 points, with a maximum of €1,228.07 a month in 2026.
  • Free sector: 187 points or more.

For current asking rents, check the live Renthaven listing data on this page. This guide focuses on how to search.

Where Rotterdam rentals are listed

Platforms, agency websites and student and social portals each show part of the market.

Rotterdam · Sources

No single site shows every home. Free-sector rooms, studios and apartments appear on platforms such as Pararius, Kamernet, Direct Wonen and Kamer.nl. Many makelaars also publish homes on their own websites, and not every agency listing reaches the big portals.

  • Rental platforms: save a search with alerts on each one you use.
  • Makelaars' websites: agencies in Rotterdam, Schiedam and Capelle aan den IJssel post new homes on their own sites.
  • Student housing: SSH, Xior and Stadswonen, each with its own rules.
  • Woonnet Rijnmond: social rentals from housing corporations in the region.

Register for the long-term options now

Student and social housing depend on who you are and how long you've been registered.

Rotterdam · Waiting lists

First-year international students. SSH reserves rooms for first-year internationals, and Xior rents to first-year international bachelor, (pre-)master and exchange students. Apply through the route your faculty's housing page gives.

From your second year. Stadswonen has more than 6,000 units. Erasmus says the wait for a room there is about 10 months, and longer for a studio. SSH allocates by registration time; in 2024 figures, the average registration time for student housing in Rotterdam was 3.8 years. One ROOM.nl registration covers SSH and other providers; check room.nl for the current fee.

Neighbourhoods and nearby towns

Kralingen, Centrum, Delfshaven and Noord are popular. Schiedam and Capelle widen the search.

Rotterdam · Neighbourhoods

Erasmus names Kralingen, Centrum, Delfshaven and Noord as the most popular areas, and also the most expensive. Expect more competition there, so don't limit your search to these four.

To widen your options, Erasmus suggests Capelle aan den IJssel and Schiedam. Add them to your search area so you see homes there too, not only inside the city limits.

Rotterdam permits and your rights

Some streets need a housing permit under the Rotterdamwet. National rules protect every tenant.

Rotterdam · Rules

In some Rotterdam neighbourhoods and streets you need a housing permit (huisvestingsvergunning) under the Rotterdamwet. You apply as the tenant, and conditions include a tie to the region or an income requirement. Before you sign, ask whether the address falls under this rule.

  • Permanent contracts are the norm since 1 July 2024. Temporary contracts (max two years) are only allowed in listed exceptions, such as students renting for study in another municipality.
  • Deposit: at most two months' basic rent since 1 July 2023.
  • Point score: since 1 January 2025, the landlord must tell you the home's points at the start of the tenancy.
  • Huurcommissie: in the free sector you can have your starting rent checked within the first six months. The Huurprijscheck tool calculates the points.

Avoid scams and get your documents ready

Never pay before a viewing. Keep your papers ready so you can reply in one go.

Rotterdam · Safety

  • Don't pay a deposit or fees before you've checked the home and the landlord.
  • Check the address on Street View and run a reverse image search on the photos.
  • Red flags: rent far below market, contact only online, a foreign bank account.
  • If you can't view the home before paying, assume it's fake. Erasmus warns: never pay by MoneyGram or Western Union.

Most landlords ask for a gross monthly income of at least three times the rent, and agents often ask for three to four times. That's a market convention, not a law. Keep your ID, income proof and employer or university statement ready to send.

Register at your address in the BRP within five days of arriving. Proof of address is usually your rental contract or consent from the main occupant. Staying under four months? You can register as a non-resident and still get a BSN.
