These Terms and Conditions apply to your use of Renthaven, including https://renthaven.nl, the Renthaven mobile app, rental alerts, search profiles, paid access, support, reply-template tools, and related services.
Renthaven is established in the Netherlands. Registered office: Brede Hilledijk 150L, 3072NE, Rotterdam. Chamber of Commerce number: 42052065. You can contact us at info@renthaven.nl.
By creating an account, buying paid access, using the website or app, or otherwise using the services, you agree to these terms. If you do not agree, you must not use Renthaven. The services are intended for users who are at least 18 years old.

1. Definitions
In these terms, "Renthaven", "we", "us", and "our" mean the legal entity operating Renthaven. "You" means the person or organization using the services. A "consumer" is a natural person acting outside a trade, business, craft, or profession. A "business user" is any user acting for professional or commercial purposes.
The "services" are the Renthaven website, mobile app, accounts, rental-listing feed, search profiles, alerts, paid access, support, reply-template tools, and any other Renthaven product that links to these terms. A "listing" is rental-home information collected from or linked to a third-party source. "Paid access" means any paid plan, subscription, fixed access period, add-on, or similar paid feature offered by Renthaven.
2. Scope and formation of the agreement
These terms apply to every offer, order, account, paid plan, and agreement between you and Renthaven, unless we agree otherwise in writing. Your own purchasing terms or other general terms do not apply.
An agreement is formed when you create an account, place an order, accept an offer, complete checkout, or start using the services. Extra terms shown during checkout or in a specific product flow apply in addition to these terms. If there is a conflict, the more specific terms apply to that product or order.
If any part of these terms is invalid or unenforceable, the remaining parts continue to apply. The invalid part will be replaced by a valid provision that comes as close as possible to the original purpose.
3. What Renthaven provides
Renthaven is a rental-alert and search-assistance service for people looking for rental homes in the Netherlands. We monitor rental sources, help you create search profiles, show matching listings, and can send alerts when listings appear to match your criteria.
Renthaven is not a landlord, letting agent, broker, housing corporation, legal adviser, financial adviser, or party to any rental agreement between you and a third party. We do not own, inspect, approve, or control the homes shown through the services.
We perform the services on a best-efforts basis. We do not guarantee that every relevant listing will be found, that a listing will still be available, that listing information is complete or correct, that you will be invited to a viewing, that a landlord will respond, or that you will obtain a rental home.
Listings may be delayed, removed, duplicated, incomplete, inaccurate, or changed by third parties. You must verify all important information, including rent, deposit, service costs, location, availability, landlord identity, contract terms, and registration possibilities before taking action.
4. Accounts and user responsibilities
You must provide accurate, current, and complete information when creating an account, managing search profiles, buying paid access, or contacting support. You must keep this information up to date.
You are responsible for keeping your login credentials confidential and for all activity through your account, unless the activity was caused by Renthaven's own failure to apply reasonable security measures. Notify us immediately if you suspect unauthorized use.
You may not share, sell, transfer, sublicense, or commercially exploit your account or paid access unless we have agreed to this in writing.
5. Search profiles, alerts, and reply tools
You are responsible for the search criteria, locations, budgets, notification preferences, reply templates, and other information you enter into Renthaven. Alerts depend on the data available to us and on the filters configured in your account.
Reply templates and similar tools are provided for convenience. You are responsible for checking and editing any message before sending it to a landlord, agent, or other third party.
You must use third-party contact details and listing links responsibly and only for your own legitimate rental search. You must not send spam, misleading messages, discriminatory content, or unlawful communications through or because of the services.
6. Prices, paid access, and payment
Prices are shown in euros. For consumers, prices include VAT unless stated otherwise. For business users, prices may be shown excluding VAT if clearly indicated. Any taxes, payment-provider costs, or other charges will be shown where required before checkout.
Payment is normally due in advance. By placing an order, you authorize us and our payment provider to charge the selected payment method for the amount shown at checkout. We may refuse or cancel orders that appear fraudulent, abusive, made in error, or placed for unauthorized resale or commercial use.
Paid access may be offered as a fixed access period, a one-off purchase, an automatically renewing subscription, or another paid feature. The plan details shown during checkout determine the access period, renewal rules, included features, and price for that order.
If paid access renews automatically, it continues until you cancel it. Cancellation takes effect at the end of the current paid period, unless the checkout terms or mandatory law provide otherwise. If paid access is sold as a fixed period without automatic renewal, it ends automatically when that period expires.
We may correct obvious price, description, or availability errors, even after an order has been submitted. If a correction materially affects your order, we will offer a reasonable solution, such as confirmation at the corrected price or cancellation with refund where appropriate.
7. Cancellation, withdrawal, and refunds
If your plan renews automatically, you can stop renewal through your account where available or by contacting info@renthaven.nl. You will keep access until the end of the paid period, unless we state otherwise or mandatory law requires another outcome.
For first-time consumer purchases, Renthaven offers a 14-day satisfaction refund unless the checkout page states a different refund policy. You can request this within 14 days after purchase by contacting info@renthaven.nl. Approved refunds are returned to the original payment method where possible.
This commercial refund policy does not limit any mandatory consumer rights. For digital services, your statutory right of withdrawal may be affected if you request immediate performance and acknowledge that the service may start before the withdrawal period ends, as allowed by applicable law.
Refunds may be refused where there is misuse, fraud, repeated refund requests, a chargeback without first contacting support, breach of these terms, or use that is clearly outside ordinary personal rental searching.
8. Prohibited activities
You may use Renthaven only for the purpose for which it is provided: finding rental homes for yourself or your household, unless we have agreed otherwise in writing.
- Systematically scrape, crawl, copy, aggregate, mirror, sell, publish, or redistribute data from Renthaven or from listing sources reached through Renthaven.
- Use bots, scripts, data-mining tools, fake accounts, automated purchasing tools, or other automated means, except normal use by a standard browser or app.
- Use the services to build or improve a competing product, commercial database, lead-generation service, broker service, or listing directory.
- Bypass paywalls, access controls, rate limits, security features, subscription limits, or technical restrictions.
- Reverse engineer, decompile, disassemble, copy, or adapt Renthaven software, except where mandatory law allows this.
- Upload or transmit malware, spam, abusive content, misleading information, unlawful material, or content that infringes third-party rights.
- Harass Renthaven staff, landlords, agents, other users, or third parties, or misuse support channels.
- Use the services in a way that violates applicable law, housing rules, anti-discrimination rules, platform rules, or these terms.
9. Intellectual property
Renthaven and its licensors own all rights in the services, including software, source code, databases, design, text, graphics, trademarks, logos, and other protected material. We grant you a limited, personal, non-exclusive, non-transferable, revocable licence to use the services in accordance with these terms.
You may not copy, reproduce, modify, translate, publish, distribute, sell, license, or otherwise exploit any part of the services except as expressly allowed by these terms or mandatory law.
You keep ownership of information and content you provide, such as search criteria, support messages, and reply templates. You grant Renthaven a licence to host, process, use, display, reproduce, and adapt that information as needed to provide, secure, improve, and support the services.
If you send us feedback, ideas, or suggestions, we may use them without restriction or compensation to you.
10. Third-party sources, websites, and services
The services may include information from, links to, or integrations with third-party websites, landlords, agencies, payment providers, analytics providers, map providers, notification providers, hosting providers, and other service providers.
Third-party websites and services are governed by their own terms and policies. We are not responsible for their content, availability, accuracy, decisions, privacy practices, payment requests, rental contracts, or conduct.
You are responsible for checking whether a listing, landlord, agency, payment request, or rental offer is legitimate. Never pay deposits, fees, or rent before you have verified the counterparty and the legal basis for the payment.
11. Privacy, cookies, and communications
We process personal data in accordance with our Privacy Policy. The Privacy Policy explains what data we collect, why we use it, which service providers may process it, and how you can exercise privacy rights.
We may use cookies and similar technologies for essential functionality, security, analytics, consent management, and product improvement. Where required, non-essential cookies are controlled through the consent preferences on the site.
We may send service messages about your account, paid access, alerts, security, billing, legal updates, and support. If you subscribe to marketing emails or newsletters, you can unsubscribe at any time through the link in the email or by contacting us.
12. Availability, changes, and interruptions
We aim to keep Renthaven available and useful, but we do not guarantee uninterrupted, error-free, or permanently available service. Maintenance, software changes, listing-source changes, third-party outages, hosting issues, payment-provider issues, security incidents, or other events may cause delays, errors, or downtime.
We may add, change, suspend, limit, or discontinue features, listing sources, plans, prices, alerts, or parts of the services. Where required by law or where a change materially affects paid access, we will provide appropriate notice or a reasonable alternative.
13. Suspension and termination by Renthaven
We may suspend, restrict, or terminate your account or access if you breach these terms, fail to pay, misuse the services, create legal or security risk, infringe third-party rights, provide inaccurate information, or use the services in a way that harms Renthaven, other users, listing sources, or third parties.
If your account is suspended or terminated for breach, you may not create a new account without our written permission. Suspension or termination does not affect rights and obligations that should reasonably continue, including payment obligations, IP rules, liability limits, and dispute provisions.
14. Liability
Renthaven provides a best-efforts rental-alert service. To the fullest extent allowed by law, we are not liable for indirect damages, consequential damages, missed rental opportunities, lost income, loss of data, reputational damage, third-party claims, or damages caused by listings, landlords, agents, payment requests, or other third parties.
Nothing in these terms limits liability that cannot legally be limited, including liability for intent, deliberate recklessness, or mandatory consumer rights.
If Renthaven is liable despite these terms, our total liability is limited, to the extent permitted by law, to the amount you paid to Renthaven for the service giving rise to the claim in the three months before the event causing the damage, or EUR 100 if that amount is higher. This limit does not apply where mandatory law prohibits it.
15. Force majeure
We are not responsible for failure or delay caused by circumstances outside our reasonable control, including outages at hosting, internet, payment, email, map, notification, or listing-source providers; cyberattacks; strikes; government measures; legal restrictions; power failures; natural disasters; war; public-health emergencies; or other events that prevent normal performance.
16. Complaints, governing law, and disputes
If you have a complaint, contact us first at info@renthaven.nl with a clear description of the issue. We will try to respond within a reasonable period.
These terms and any agreement with Renthaven are governed by Dutch law, excluding the United Nations Convention on Contracts for the International Sale of Goods. If you are an EU consumer, you also keep the protection of mandatory consumer-law rules in your country of residence.
Disputes will be submitted to the competent court in the Netherlands, unless mandatory consumer law allows or requires another competent court.
17. Miscellaneous
We may transfer our rights and obligations under these terms to another group company, successor, buyer of the business, or service operator, provided this does not materially reduce your mandatory rights.
If we do not immediately enforce a right under these terms, that does not mean we waive that right. These terms, together with the Privacy Policy and any checkout-specific terms, form the agreement between you and Renthaven for the services.
Electronic communications, online checkout, account actions, and electronic records may be used to form and administer agreements with Renthaven where permitted by law.
