The Eindhoven rental market in short

Students and Brainport workers chase the same homes. Student rooms are scarce.

Eindhoven · Market

Eindhoven has TU/e, Fontys and Design Academy Eindhoven, and sits at the heart of the Brainport region, which draws expats and young professionals. Student rooms are especially tight: in 2025, about 2,400 internationals entered the TU/e lottery for just over 300 rooms. The city has announced plans for 5,400 new student homes, and ASML announced an affordable housing programme in 2024.

TU/e gives these ranges for private rents: €400 to €575 for a shared room and €750 to €1,000 for a private studio or flat. Since July 2024, the Wet betaalbare huur also sorts homes into bands using a points system (WWS):

  • Social rent: up to 143 points, with a maximum of €932.93 a month in 2026.
  • Mid-rent: 144 to 186 points, with a maximum of €1,228.07 a month in 2026.
  • Free sector: 187 points or more.

Where Eindhoven rentals are listed

Platforms, agency websites and the student and social portals each show part of the market.

Eindhoven · Sources

No single site shows every home. Free-sector rooms, studios and apartments appear on platforms such as Pararius, Kamernet, Direct Wonen and Kamer.nl. Many makelaars also publish homes on their own websites, and not every agency listing reaches the big portals. For current asking rents, check the live Renthaven listing data on this page.

  • Rental platforms: save a search with alerts on each one you use.
  • Makelaars' websites: Eindhoven agencies post new homes on their own sites.
  • Vestide and Plaza: student housing, including Plaza's campus buildings such as Luna.
  • Wooniezie: social rentals from housing corporations in the region.

Register for the long-term options now

Vestide and Wooniezie both take years. The TU/e lottery is only for some newcomers.

Eindhoven · Waiting lists

Student housing. Vestide works with a waiting list, and in 2024 figures the average registration time for student housing in Eindhoven was 5.1 years. Plaza manages campus buildings such as Luna. TU/e runs a housing lottery, but only for first-year international master's students.

Social housing. Wooniezie's 2025 figures for the region count 62,654 actively searching households. People who got a home had been registered for 8.6 years on average, and had been actively searching for 1.9 years. Each listing drew 656 reactions on average.

Neighbourhoods renters often mention

Strijp-S, Woensel-Zuid, Stratum and Gestel come up often.

Eindhoven · Neighbourhoods

Areas renters often mention include Strijp and Strijp-S, Woensel-Zuid, Stratum and Gestel.

Eindhoven is easy to cross by bike, so think in travel time rather than postcodes. Set a travel-time area around your campus or office and you'll see homes in several of these districts at once, not just the one you heard about first.

Local rules and your rights

Eindhoven has a new housing ordinance. National rules protect every tenant.

Eindhoven · Rules

Eindhoven's housing ordinance for 2025 to 2029 has applied since 1 July 2025. Check the municipality's website to see what it means for the type of home you're after before you sign.

  • Permanent contracts are the norm since 1 July 2024. Temporary contracts (max two years) are only allowed in listed exceptions, such as students renting for study in another municipality.
  • Deposit: at most two months' basic rent since 1 July 2023.
  • Point score: since 1 January 2025, the landlord must tell you the home's points at the start of the tenancy.
  • Huurcommissie: in the free sector you can have your starting rent checked within the first six months. The Huurprijscheck tool calculates the points.

Avoid scams and get your documents ready

Never pay before a viewing. Keep your papers ready so you can reply in one go.

Eindhoven · Safety

  • Don't pay a deposit or fees before you've checked the home and the landlord.
  • Check the address on Street View and run a reverse image search on the photos.
  • Red flags: rent far below market, contact only online, a foreign bank account.
  • If you can't view the home before paying, assume it's fake. Never pay by MoneyGram or Western Union.

Most landlords ask for a gross monthly income of at least three times the rent, and agents often ask for three to four times. That's a market convention, not a law. Keep your ID, income proof and an employer or university statement ready to send.

Register at your address in the BRP within five days of arriving. Proof of address is usually your rental contract or consent from the main occupant. Staying under four months? You can register as a non-resident and still get a BSN.
