The Amsterdam rental market in short
Students, expats and young professionals all chase the same free-sector homes.
Amsterdam · Market
Amsterdam is home to the UvA, with more than 41,000 students, plus VU Amsterdam and the HvA. Add the expats and young professionals moving in for work, and you get a lot of people replying to the same listings. Nationally, the Kences 2026 monitor still counts a shortage of more than 20,200 student rooms.
The realistic picture: student and social housing take years to reach, so most newcomers start in the free sector or in a shared room. Since July 2024, the Wet betaalbare huur sorts homes into three bands using a points system (WWS):
- Social rent: up to 143 points, with a maximum of €932.93 a month in 2026.
- Mid-rent: 144 to 186 points, with a maximum of €1,228.07 a month in 2026.
- Free sector: 187 points or more.
For current asking rents, check the live Renthaven listing data on this page. This guide focuses on how to search.
Where Amsterdam rentals are listed
Platforms, agency websites and the student and social portals each show a different slice.
Amsterdam · Sources
No single site shows every home. Free-sector apartments, studios and rooms appear on rental platforms such as Pararius, Kamernet, Direct Wonen and Kamer.nl. Many makelaars also publish homes on their own websites, and not every agency listing reaches the big portals.
- Rental platforms: save a search with alerts on each one you use.
- Makelaars' websites: agencies in Amsterdam and nearby towns post new homes on their own sites.
- ROOM.nl: student housing from DUWO and other providers.
- WoningNet Stadsregio Amsterdam: social rentals from housing corporations in the region.

Student and social housing run on waiting time. Start the clock the day you decide to move.
Amsterdam · Waiting lists
Student housing. DUWO runs complexes such as Campus Uilenstede in Amstelveen, Spinoza and buildings in Nieuw-West. VU Amsterdam also lists De Key, Ymere, Stadgenoot, Elan Wonen and Pré Wonen. One ROOM.nl registration covers DUWO, Ymere, Pré Wonen and others; check room.nl for the current fee. In 2024 figures, the average registration time for student housing in Amsterdam was 4.9 years.
Social housing. WoningNet Stadsregio Amsterdam has used a points model since 16 January 2023, combining situatiepunten and zoekpunten. The average waiting time in the region fell from 12.1 years in 2023 to 10.7 years in 2024. It is still long, which is why registering early matters.
| Provider | For whom | How |
|---|---|---|
| ROOM.nl (DUWO, Ymere, Pré Wonen and others) | Students | One registration at room.nl |
| De Key, Stadgenoot, Elan Wonen | Students | Check each provider's site, as listed by VU Amsterdam |

Neighbourhoods and nearby towns
Look beyond the canal belt. Nieuw-West, Zuidoost and commuter towns widen your options.
Amsterdam · Neighbourhoods
Areas renters often mention when budget matters include Nieuw-West, Zuidoost (Bijlmer) and Amstelveen, just south of the city, where DUWO's Campus Uilenstede is.
The UvA points students to cheaper commuter options too: Diemen, Haarlem, Zaandam, Amstelveen, Almere, Purmerend and Hoofddorp. If you can live with a train or bike ride, add one or two of these to your search area. A wider area means more listings that fit your budget.
Amsterdam permits and your rights
Social and mid-rent homes need a housing permit. National rules protect every tenant.
Amsterdam · Rules
In Amsterdam you need a housing permit for a social rental, applied for via WoningNet. Since 1 July 2025, a permit is also required for mid-rent homes. Income limits change, so check amsterdam.nl for the current ones before you reply.
- Permanent contracts are the norm since 1 July 2024. Temporary contracts (max two years) are only allowed in listed exceptions, such as students renting for study in another municipality.
- Deposit: at most two months' basic rent since 1 July 2023.
- Point score: since 1 January 2025, the landlord must tell you the home's points at the start of the tenancy.
- Huurcommissie: in the free sector you can have your starting rent checked within the first six months. The Huurprijscheck tool calculates the points.
Avoid scams and get your documents ready
Never pay before you've seen the home. Have your papers ready as PDFs.
Amsterdam · Safety
- Don't pay a deposit or fees before you've checked the home and the landlord.
- Check the address on Street View and run a reverse image search on the photos.
- Red flags: rent far below market, contact only online, a foreign bank account.
- If you can't view the home before paying, assume it's fake. Never pay by MoneyGram or Western Union.
Most landlords ask for a gross monthly income of at least three times the rent, and agents often ask for three to four times. That's a market convention, not a law. Keep your ID, payslips or proof of funds and an employer statement ready to send.
You must register at your address in the BRP within five days of arriving. The rental contract is usually your proof of address, so ask before signing whether registration is allowed.
